Our Story

Three Generations of Philadelphia Real Estate

The Pharma family name has been synonymous with Philadelphia real estate since 1932, when Martin Halperin's grandfather, Yosef Pharma, arrived from Lodz, Poland with little more than the address of a distant cousin in Kensington. Within a decade, Yosef had saved enough to purchase a small row of commercial storefronts along Frankford Avenue — modest buildings, but properties he owned outright and cared for with an immigrant's fierce sense of permanence. He believed that a building well-maintained was a promise kept to the families and businesses that depended on it.

That philosophy transferred to Martin's father, Gerald Halperin, who expanded the family's commercial holdings through the 1970s and 1980s, acquiring warehouses and light-industrial properties in Northeast Philadelphia and Bucks County during periods when institutional capital looked elsewhere. Gerald's willingness to hold through market cycles, reinvest in building systems, and maintain personal relationships with tenants built a reputation that preceded any formal marketing — his phone rang because tenants told other tenants that a Halperin-managed building was a building you stayed in.

Martin Halperin grew up walking properties with his father on weekends, reviewing rent rolls at the kitchen table, and learning early that real estate was not simply about transactions — it was about stewardship of places where other people built their livelihoods. After graduating from Wharton with a concentration in real estate, Martin spent twelve years working in institutional REIT operations, gaining exposure to portfolio-level asset management, capital markets, and formal lease administration systems that family businesses rarely access.

In 2006, Martin founded Pharma Investments Property Group, formally establishing the family's commercial real estate practice as a licensed brokerage and property management company. The name honors both the family legacy and the firm's focus: properties that serve industries demanding precision, reliability, and continuity — life-sciences-adjacent flex buildings, Class-B office campuses, suburban industrial logistics facilities. These are not glamorous assets, but they are enduring ones, anchored by tenants who need stable, professionally managed space to operate businesses that matter.

Today, Pharma Investments Property Group manages approximately 2.4 million square feet across Greater Philadelphia, Southeastern Pennsylvania, South Jersey, and Northern Delaware. The firm's approach remains what it has always been: know your properties deeply, know your tenants personally, and make decisions on a timeline measured in decades, not quarters. Martin serves as Managing Principal and is actively involved in every major leasing and acquisition decision the firm makes.
